5 Zip Codes With the Best Deals in Las Vegas Right Now

Everyone wants to know where to find a deal in the Las Vegas Valley. So I pulled the cheapest zip codes in the valley, checked them against crime data and school ratings, and compared it all to what I'm seeing on the ground as an agent. Here's the honest breakdown — including a data contradiction that surprised even me.

The Baseline

The valley-wide median single-family price is running roughly $442,000–$490,000 depending on the month. Anything meaningfully under that is what I'm calling a "best-priced area" here. But cheap doesn't automatically mean a good deal, and expensive doesn't automatically mean safe — that's the whole point of digging into this.

The 5 Zip Codes, Ranked by Price

1. Zip 89101 — Downtown

Price: ~$290,000–$340,000 (the cheapest single-family zip in the valley)
Oldest housing stock in the valley, urban core location. Condition varies block to block, so this is very much a "know exactly what you're buying" zip.

2. Zip 89104 — East Las Vegas

Price: ~$300,000–$360,000
Central location, mixed condition housing stock. A solid value play if you're willing to do some homework on the specific block.

3. Zip 89110 — East Valley / Sunrise

Price: ~$340,000–$400,000
Mature, established neighborhoods that often get overlooked. This one has the widest variation of any zip in the group — more on that below.

4. Zip 89032 — North Las Vegas (West Cheyenne corridor)

Price: ~$380,000–$440,000
The most affordable "master-plan adjacent" zip, with newer construction and FHA-friendly options. Prices here have grown roughly 5.8% year-over-year — the fastest appreciation in Clark County.

5. Zip 89031 — North Las Vegas (Craig Ranch)

Price: ~$400,000–$460,000
An established value pick with the most consistent safety profile of the group.

Wait — The Crime Sites Don't Even Agree

Here's the part that genuinely surprised me. I checked two different crime-rating sites for these same zip codes, and they came back with wildly different grades:

DoorProfit grades every one of these zips as safer than average. CrimeGrade.org grades the same zips D or F. That's not a small discrepancy — it's two "trusted" data sources looking at the same zip code and landing on opposite conclusions.

My takeaway: Don't trust a single crime-rating website's letter grade at face value. Cross-check at least two sources, and better yet, pull up the LVMPD crime map directly for raw incident data as a tiebreaker. The one zip where both sources actually agree it's on the safer side is 89031 — that consistency matters.

The School Reality Check

None of these five "best-priced" zips has uniformly strong schools. That's the honest trade-off of affordability in these areas right now.

  • 89101 and 89104: Mostly 2–5/10 on GreatSchools — the weakest cluster in the group

  • 89110: The most extreme case — it has both the lowest-rated high school in this entire list (1/10) and a 10/10 school in the same zip code. Averages can hide a lot; you have to check the specific attendance zone

  • 89032: Mid-tier, mostly 2–4/10

  • 89031: Below average overall — about 65% of students in this zip attend one- or two-star schools (out of five), though it does have one solid 4-star elementary school

If schools are a priority for you, don't assume a zip code's overall vibe tells you anything reliable — check the specific school your kids would actually attend.

The Value Pick (Not Just the Cheapest)

Cheapest-by-price isn't always best-value. My pick for actual value right now is the North Las Vegas master-plan corridor (89031/89032, and Aliante/89084 nearby) over the older east-side zips. You're trading a bit more upfront cost for newer construction, more consistent safety data, and stronger price growth — while the cheapest zips (89101/89104) carry more uncertainty on both the crime-grade conflict and school quality.

Bottom Line

There's no single zip in this group that wins on price, safety, and schools all at once — and I'd rather tell you that honestly than oversell any of them:

  • Cheapest: 89101

  • Most consistent safety read: 89031

  • Best school find (if you pick the right school): 89110

  • Best overall value pick: 89031/89032
