Las Vegas Housing Market Update: Inventory Hits a Decade-Plus High (July 2026)
The Las Vegas market has shifted. Inventory just hit its highest level in over a decade, prices are softening for the second straight month, and homes are taking a little longer to sell. Here's the quick version of what's happening — and what to do about it.
The Numbers That Matter
Inventory: 11,195 properties on the market — the highest in over a decade
Price cuts vs. increases: 1,075 price decreases vs. just 112 increases in the last 7 days
Median single-family price: Fell to $480,000 in July, down from the $490,000 record in May/June
Median condo/townhome price: Slipped to $290,000, continuing a multi-month decline
Sales growth: Only 1.2% year-over-year in July, a sharp slowdown from June's 18.3%
Months of supply: Jumped from 3.1 to 3.6 (+17.2%) — officially a buyer's market
Homes selling within 30 days: Down to 57.4% (single-family) and just 43.8% (condos/townhomes)
New listings stayed steady at ~1,112/week, but 223 properties were withdrawn and 146 expired in the same period — often a sign sellers need to reset pricing.
My Take
This isn't a crash — sales are still positive year-over-year and new supply hasn't dried up. But the days of overpricing and still getting a quick offer are over.
Selling? Price it right from day one, present the home well, and expect more competition than a year ago.
Buying? You have more leverage than you've had in a long time — more inventory, more price cuts, and a market tilted your way. Higher rates are a real cost, but the negotiating room has opened up.
